Okay, I struggled with paying a realtor 6% to sell our house. Told the wife, lets just stick a sign out in the front yard. No says she, lets get a professional to help us and we will get more for the house. I wanted to go to Ace Hardware and buy a "For Sale by Owner" sign, but I decided peace meant more.

We signed all the papers today and she put a sign in the front yard. A couple stopped by and asked to look around. They did and said they wanted the house and asked why we just didn't put a "For Sale by Owner" sign up? They even offered to pay the price we were asking! I am happy that we have a bite, but furious I have to cough up 6% to someone who hasn't done a single thing to earn it. GRRRRRRRRRRRR

Now my wife is saying we should renig on the contract. Duh, it is a contract! We would get our pants sued off! Arrrrrrrrrgggg!

Read your contract. You have a certain amount of time to "Change Your Mind" about selling your house or putting it on the market...

Read the contract. You CAN get out of it...

Did you sign the papers in your home? When I lived in Texas we were able to get out of a contract within 72 hours of signing because of some Texas law. Check it out and sell the house yourself!

I recently went house shopping in my area, hoping that the "bad economy" and (then) impending war would take the edge off the seller's market. Boy, was I wrong! I made an offer on one home, but asked for comps before I made the offer. I was amazed to see that these homes went off the market after a few days. One was on the market for just one day and sold $5,000 above its asking price of $250,000! The bad economy sure isn't showing up in the housing market! My offer was a day too late. That house sold for its asking price. All the air went out of my desire to buy. I'm certainly not going to pay top dollar for a home in a city I'm not thrilled with.

If you're selling a house these days, unless you know precious little about real estate, you'd do good to go FSBO (For Sale By Owner). As far as backing out of your listing contract, Telos, I think you may be asking for trouble. Maybe chalk it up as an expensive lesson learned. Besides, these "easy" sales to Realtors may seem like ripoffs, but they spend many fruitless days carting people around town in search of a home, never to get a penny from those efforts. The occasional easy sale makes up for those times.

Well, hindsight is 20/20 and this morning I have a different attitude. Who is to say that the realtor's name on the sign was not subliminal. She works for a huge, well-respected company and that could have had an affect on the drive by. Don't look a gift horse in the mouth. We wanted to sell the house quickly so that we could use the cash on the other end.

I am not a person who goes back on their word. I signed a contract and by cracky I am going to uphold my end of it and to heck with trying to find a loophole.

Okay, now that all this is out of my system, I have to go shopping for a moving company.

As a wife of a realtor, I thank you for this comment. Dh recently worked with a crazy woman who ran him ragged over the purchase of an inexpensive home. After the contracts were signed for the purchase, she backed out. Changed her mind. He decided not to spend any more time with her because she didn't GET IT. She not only wasted his time, but the other realtors time and the sellers themselves who thought the house was sold. So not only did he spend days and days working with her, but he racked up a long distance bill so that she could call him collect. He's in the hole $100-200 for that. At least he thought he would recoup the phone charges with the sale...

Telos...I'm glad you have decided it was worth it to have a realtor. Congratulations on selling your house in record time!!!
