As a former landlord I can safely tell you that a security deposit is strictly to be used for damage done to the property that you are renting. Most rental properties require a first month, last month, plus a security deposit.

Also, check with your local housing authority about the laws in your state regarding good faith payments. It used to be in Fla when I had rental property that if you tried to give the landlord a good faith amount of money, for example 50 or more dollars to put towards rent, they by law had to accept it or that months rent was considered free.

That was stated in a court room when my mother in law tried to evict her renter when they fell behind the rent and they tried to give her what they could afford and the judge told her by law she had to accept that good faith payment until they could give the rest sometime that month, and she was not allowed to evict them because they tried to pay her something and she refused it and lost her case in that court room. He also told her that because she did refuse that payment amount, that month's rent was free. This happened in Fla some years ago. I don't know if it is still law there. I no longer live in that state. Just check out your laws. I do know you cannot use your security deposit for rent.
